Helping you to keep on top of your obligations
- Gas safety checks and certification for all gas-powered appliances, carried out by a properly registered gas fitter or engineer
- A fire risk assessment and a Fire Safety Order
- Monthly smoke and carbon monoxide alarm tests
- Energy Performance Certificates
- Electrical safety inspections and certification by a competent electrician
- Lodging deposits with an approved tenancy deposit scheme and informing the tenant
- Issuing tenants with the handbook How to Rent: A Checklist for Renting in England
- Legionella assessment
- Any other inspections required in line with conditions set by your HMO license, if applicable
- Building regulations inspections after any works have been carried out
- Liaising with the Local Authority following any inspections
- Assisting the tax authorities who may be investigating your landlord finances
- Accompanying a representative of your insurance company to view your rented property in the event of a claim
